Frequently Asked Questions
What Is A "Home
Inspection"
A home inspection is a visual examination of the structure and mechanical
systems of a home.
Why do I need a home inspection
Buying a home is a very expensive investment so you want to make sure you
are not buying a home with hidden problems that will cost you a lot of money
after you purchase the property. You need a thiird party, un
biased, professional home inspection to prevent this from happening. This will
allow you to make your decission with confidence.
Who Needs A Home Inspection
To protect from costly surprises everyone buying or selling a home
should have a professional home inspection. If you are buying, you
want to know the condition of the home you are considering before
you commit to buy. If you are selling, you want to avoid any last
minute surprises by the buyers home inspector.Any problems the
home inspector finds you can correct before your home goes up for
sale making it more likely to sell faster and perhaps at a higher
price.
What will It Cost
The inspection fee for an inspection varies geographically, as does the cost of
housing.Compared to the cost of purchasing a new home this fee is very small
considering what you get in return.Costs usually reflect the square footage of
the home.Remember, the peace of mind knowing you are not buying a "money
pit" and being able to negociate with confidence is worth so much more.
Can A Home Fail An Inspection
No.A professional home inspection is a visual examination into the current condition of of a
home.It is not a code based inspection nor is it an apprasial. It will describe the condition
of the home at the time of inspection, inside and out,and will indicate any problems
needing immediate or near future attention.
When Do I Call The Inspector
The best time to arrange an inspection is after your offer has been
accepted. You should have a "Subject To Inspection" clause in your offer.
Do I Have To Be There
It is not necessary but it is highly recommended it and I strongly
incourage the client to attend. By observing and asking questions
you will gain a better understanding of your new home.
What If The Report Reveals Problems
All properties have an array of defects, even new homes.A professional home inspection
will reveal to you those problems and more serious problems if they exist. This will let
you know in advance the type of repairs you may have to address. The inspection may
also make the seller willing to renegotiate if any serious problems exist, or you may
decide this house, given the repairs necessary, is not for you.If you are selling your
home, you may choose to make any repairs before putting your home on the market.
